01The book at a glance

One market. Every kind
of company in it.

We do not run a single playbook. Every one of these deals started with a different business model, a different growth curve, and a different reason for needing space in New York.

Coordinates computed from the Manhattan street grid, accurate to about one block. Density is a 400 m kernel over all 127 offices, weighted by how many companies share an address.

04The through line

Fifty-nine of the 127 build on AI.

Forty-one could not exist without it: frontier models for biothreat detection, agents that file construction permits, an enforcement runtime that checks what AI says before it sends. Another eighteen ship real AI inside a conventional product. We read every one of their sites to sort this, rather than trusting a label.

05Space per head

AI teams take 400 square feet a person.

Fifty-one New York AI companies, 1,500 seats, 591,000 square feet of office. The median is 408 square feet per person and 45 of the 51 sit above 300. Smaller teams run higher: under fifteen people, the median is 600. This is the number that sizes the search.
